These terms explain how direct bookings are confirmed, what guests can expect before arrival, and how Little Rose protects both the stay experience and the property itself.

Policy point 1
Direct bookings are provisional until accepted in writing and the required payment has been received in line with the booking confirmation.
Policy point 2
The lead guest must be at least 18, must be staying at Little Rose, and may not transfer, re-sell, or sub-let the booking without prior written consent.
Policy point 3
A booking deposit, balance deadline, and refundable security or damage deposit may apply as stated in the booking confirmation. If losses, damage, exceptional cleaning, missing items, or breach-related costs exceed the security deposit, the guest remains liable for the additional amount.
Policy point 4
Little Rose is for private holiday use only and may not be used for parties, events, commercial activity, business use, filming for commercial gain, or unapproved visitors beyond the agreed occupancy.
Policy point 5
The owners reserve the right to refuse, cancel, or curtail a stay where there is material breach of the booking terms, safety concerns, misrepresentation, or behaviour that risks the property, neighbours, staff, or surrounding countryside.
Policy point 6
Check-in, check-out, occupancy limits, pet permissions, and any property-specific operational rules form part of the booking contract and may give rise to additional charges if breached.
Policy point 7
If the owners must cancel due to events outside reasonable control, liability is limited to refunding monies paid for the affected booking and does not extend to consequential loss, travel costs, or alternative accommodation costs.
